Revitalizing San Pedro One Building at a Time

The criteria for renting applies to all online or in office applicants and is as follows:

 

  1. Inside of unit must be viewed before an application can be submitted either online or in office. All online application fees paid prior to viewing a vacant unit are non-refundable.
  2. Every person 18 years or older must fill out an application.
  3. Only one application at a time on a first come first basis is accepted. All applications must be filled out completely, dated and signed before we will accept them. We do not accept co-signers on any applications for any properties.
  4. Must have a valid social security number or tax i.d. number to run credit and eviction reports. A valid, current i.d. must be presented to the office before an application can be approved. Military i.d.s will not be accepted.
  5. Must have attachable and verifiable income. You must provide 3 most current paychecks or if you are self-employed you must provide the most current tax return before your application can be approved.
  6. Must not have a history of bad credit. A credit check will be conducted on all applicants. Credit score (fico) should be no less than 600 for standard approval. Applicants with a credit score of 599-540 may be conditionally approved. If the credit score is less than 540, the application will not be approved.
  7. Must not have prior evictions, unlawful detainer filed, or felonies against person or property. We will conduct an eviction, unlawful detainer, and criminal background report on all applicants.
  8. Gross household monthly income must be 2.5 times the amount of one month’s rent or greater.
  9. There is a $30.00 non-refundable application processing fee for each applicant. (Refundable only if we have an approved application) applications will not be accepted until the fee is received. We accept cash, money order, cashier check or online payments only. No personal checks accepted!
  10. Only some of our properties accept pets and/or allow smoking. Please ask about these options before applying. All of our properties welcome documented service animals.
  11. Section 8 is only accepted at some of our properties so please ask for before you apply. Also, we can accept vouchers for the correct city/county and it must cover the full rent amount.
  12. Occupancy guidelines set by fair housing will be followed. No more than 2 people per bedroom plus one additional occupant shall occupy any residence.
  13. Favorable responses from references, current and previous landlords are required for all applicants.
